Our experience as an intermediary extends to every stage of the property acquisition and investment process, identifying acquisitions, preparing financial proposals and business planning, budgeting, planning processes, valuation support, sourcing debt funding, appointment of a professional team, pre-development and development processes and the marketing, management and delivery of completed projects.

We work independently as an intermediary with over 120 different types of lenders including banks, peer to peer platforms, insurance companies and family offices, whilst remaining up-to-date on the latest information and best available structured solutions.

By working in partnership with the clients’ construction professionals SDP acts as the client representative in JCT contract processes from setting design criteria at pre-development stages through contractors site meetings, to negotiation of final accounts and possession of projects.

With our expert knowledge and experience of both construction project management and knowledge of the marketplace to introduce and source funding and investment capital, we look to provide a turn-key service. We have advised upon, and helped fund, many commercial projects worth hundreds of millions.

Charles McHugh


Charles has worked for 30 years in commercial property development, and investment and has extensive knowledge of these sectors.

He has experience of SME’s, National construction companies, Private Clients, Family Offices and Trust companies all engaged in the property and construction sectors.

Charles founded SDP and has advised, managed and or invested hundreds of millions of pounds in property projects, involving diverse types of funding and property sectors across the UK, Channel Islands and Europe.

Charles has an MBA and is an active NED on a number or prominent property and construction groups and advising HNW individuals. He has experience of MBOs and organising large property portfolios and corporate loan structures.

Martin Belcher


Martin has been managing and investing in a range of insurance and financial services companies since 1985 when he was appointed as Managing Director of Polygon Insurance Company Limited, which was then an offshore insurance buying consortium.

As CEO of the Heritage Group, Martin drove its rapid expansion from 2001 to 2008 into corporate trust work and fund administration in Guernsey, and diversifying into other offshore jurisdictions including a Jersey branch offering insurance brokerage, captive insurance and pensions administration and a Malta branch. In 2008, Martin moved from CEO to Non Executive Chairman of Heritage Group to Polygon Group which was sold in 2015 to Arthur J Gallagher & Co an international insurance broker and underwriter.

Polygon is a family-owned investment company and a member of the British Private Equity & Venture Capital Association.

Patrick McHugh


Patrick’s career includes senior roles in Industry, managing partner in Coopers, vice president at A T Kearney, and group director at J Sainsbury plc.

Patrick has been executive chairman and CEO of many organizations and led an AIM IPO, several company sales and venture capital investments.

Patrick serves on national committees, foundations, charities for boards representing a wide cross-section of interests.

Paul Welch


Founder and owner of & on-line listing portal for high net worth clients specialising in large loans. was the winner of the British Mortgage Awards in 2009 and again in 2010. Paul has had a career in private and corporate banking with Societe Generale Hambros, Coutts and Nat West he specialises in large loan finance and has built up a significant on-line presence and brand awareness.
